| Dirty ventilation ductwork is a
problem, which has many hidden costs, both financial and health related. In
fact the Workplace (Health, Safety & Welfare) Regulations 1992 recognises
the health risks and impose a duty on employers/building managers to ensure
that the plant and ductwork is cleaned (Regulation 6, and ACOP L24 para33).
The problems dirty ductwork can cause include:
- Dirt acts as a nutrient for microbiological activity
- Dirt may include other harmful hazards such as process
waste or MMF
- Discharge can damage expensive equipment and decor
- Reduces ventilation efficiency
- Increases energy costs
- Can be a fire hazard
- Can cause staff absenteeism
Prior to the commencement of cleaning works H.M.L. would
meet with the client to discuss working times, access facilities and any
specific security requirements. Works would be undertaken by experienced
staff to TR/17 specification, utilising modern cleaning methods
Equipment used depends on the individual circumstances,
but includes high powered industrial vacuums, powered brushes, air lances,
steam cleaners etc., plus approved chemicals and biocides.
Access into the ductwork is often inadequate, so H.M.L.
would install quick release insulated toggle doors, or galvanised steel
panels, for cleaning and future monitoring purposes.
A "Post Clean" report is produced detailing works done,
the equipment used and giving a photographic record pre and post cleaning. |
